Payment Guidelines for Existing Buyers

Kindly check the different payment options for existing buyers including the process on how it can be done. You may choose the most convenient payment option for you.

NOTE: Please fill out and sign the Payment Undertaking Form if you can't issue post-dated checks for your payment of monthly amortizations.

PAYMENT UNDERTAKING FORM

Local Buyer's Payment Methods:


Option A: Auto Debit Arrangement (ADA)
1. Fill out and sign the ADA enrollment form. No erasures please. Kindly sign the portions with check marks.

Click on your chosen bank to download the ADA enrollment form.



2. Photocopied forms are acceptable provided the form is originally signed and the required fields are properly filled out.

3. Terms and conditions page must be signed by the account holder.

4. Kindly submit the following supporting documents to process the ADA:

a. Any two (2) Valid Government ID
b. 1 Proof of Bank Account Number Details (any of the ff. copies):
Bank Statement, Validated transaction slip, Passbook showing the account number, Check with account holder's name

Option B: Issue Post-Dated Checks (PDCs) based on your Schedule of Payment
Kindly ensure that these details are indicated in the Check:

1. Pay to the order of the Company Name. Please verify with us the Company Name.

2. Date and amount of check should match your Schedule of Payment.

3. Amount in words should always match with the amount in figures.

4. Signature of the account holder must always be present.

5 11-digit Contract Information Number (CIN) must be written at the back of the check. (The CIN is indicated in your Thank You Letter, Statement of Account, Schedule of Payment).

6. Only PESO post-dated checks are accepted:

a. The back portion of the check should have the PCHC required dorsal format.
b. No alterations or erasures on the check even if countersigned.
c. Amount in words should be indicated if a check writer is used.

Option C: Over The Counter BDO Bills Payment
1, Go to your nearest BDO branch. Visit   www.bdo.com.ph  for the complete list of branches. Both cash and local checks are accepted.

2. Fill out the BDO Bills Payment Slip with the following details:

Option B: SM RETAIL BILLS PAYMENT
Go to your nearest SM Retail Business Center.
Visit www.smsupermalls.com for the complete list of branches.



  The bills payment counters in SM malls are open daily (including weekends and holidays) at 10 am. The cut-off time is 8 pm.

Fill out the BPS Validation Slip with the following details:

1. Indicate the Company Name on the portion for Biller Company. Note: We will provide the Company Name to you depending on your chosen project.

2. Indicate the Date of payment.

3. Indicate the 11-digit Contract Information Number (CIN) Note: The CIN is indicated in your Thank You Letter, Statement of Account, Schedule of Payment.

4. Indicate the Buyer’s Name on the portion for Account Name.

5. Indicate the Mode of Payment and the amount of your monthly amortization as indicated in your Schedule of Payment.

Present the slip together with your payment to the cashier and a valid receipt shall be issued.



International Buyer’s Payment Methods:


Option A: REMITTANCE PARTNERS

1. Go to your nearest accredited Remittance Partners:
• Visit www.bdo.com.ph and choose Remittance Services/BDO Remit International Network for a complete list of branches.
• You can also visit I-Remit and PNB for the directory of branches.

2. Fill out the Remittance Application Form:

Option A: BDO ONLINE BILLS PAYMENT

NOTE: You have to enroll the biller or Company Name first before you can make a payment.

How To Enroll?

1.  Go to  www.bdo.com.ph  and enter your username and password.

2.  Choose “Add Company/Biller” Icon.

3.  Fill in the required enrollment details:

•  Company/Biller Name: Choose the company name from the dropdown list.
Note: We will provide the Company Name to you depending on your chosen project.

•  Subscriber Number: Indicate the 11-digit Contract Information Number (CIN)
Note: The CIN is indicated in your Thank You Letter, Statement of Account, Schedule of Payment.

•  Subscriber Name: Buyer's Name

4.  Tick Online Banking and click the Submit button.

How To Make Payment :

1. Go to www.bdo.com.ph and enter your username and password.

2. Choose “Pay Bill” icon.

3. Select the Company/Biller from the drop down list.

4. Encode amount of payment.

5.
Indicate in the Remarks: RESERVATION for (PROJECT NAME & UNIT NUMBER)

6. Print Acknowledgement page by clicking “Printable Version” for future reference or you may take a screenshot of the Acknowledgement page.

Option B: CREDIT CARD PAYMENT

1. Visit SAM (SMDC Account Manager) In your SAM account, you will be able to view your official receipts and statement account as well.

2. Log-in to your profile or enroll your 11-digit CIN (Customer Information Number) if you haven't registered yet

3. Upon log-in, select Online Payment on the menu list on the left and fill out the required information.
4. A payment confirmation message will be displayed upon successful transaction. A payment confirmation will also be sent to your registered email address.

Check Your Qualifications


• At least 21 yrs. old but not exceeding 70 yrs. old or 65 yrs. old for some banks at the end of the loan term
• With stable source of income from employment or business
• Filipino Citizens or Foreign Nationals

Foreign Nationals working, living or residing in the Philippines who are holders of any of the following visa may apply for a Home Loan:

1. Quota or Preference Immigrant Visa Holders (Sec 13 of Phil. Immigration Act)
2. Non-Quota Immigrant Visa Holders such as:

2.1 Alien Spouse of a Filipino citizen (Section 13A Visa)
2.2 Child born outside of the Philippines to a Mother holding Section 13A Visa
2.3 Child born in the Philippines to a Mother granted Section13A Visa
2.4 Natural-born Filipinos married to an Alien (Section 13D)
2.5 Returning Resident (Section 13E)
2.6 Natural-born Filipinos naturalized by a foreign country (Section 13G)

Embassy Officials who are residing in the Philippines for more than 1 year

4. Holders of Special Resident Retiree Visa (SRRV)
5. Aliens granted with permanent residence status and working visas issued by the Subic Bay Metropolitan Authority (Republic Act No. 7227)

Locally Employed: At least 2 years with current company

Self-Employed: At least 2 consecutive profitable years of operation

Employed Abroad:

• 2 to 3 years consecutive employment
• Assignment of Beneficiary as Loan Administrator if not in the Philippines at the time of application



Requirements

• Two valid IDs matching application details Acceptable IDs: Passport, Driver’s License, SSS, Overseas Workers Welfare Administration (OWWA) ID, Overseas Filipino Worker (OFW) ID, SSS or GSIS card, Seaman’s Book, Professional Regulatory Commission (PRC), Professional ID cards issued by Maritime Industry Authority (MARINA)

• If single, please provide PSA-certified Certificate of No Marriage (CENOMAR)

• If married, please provide PSA-certified Certificate of Marriage; both spouses has to sign the application form; and same set of income documents as applicable to spouse has to be submitted

• If annuled, please provide a copy of Court Decree of Annulment/Declaration of Nullity of Marriage • If with co-borrower or co-mortgagor, separate application form is needed.

• If dual citizen, please provide Certificate of Oath of Allegiance (RA9225)



Income Documents:

If locally employed (working within the Philippines)

• Certificate of Employment (COE) indicating salary, position and length of service
• Latest Income Tax Return (ITR) or BIR Form 2316 for the last 2 years

If Expat Pinoy (Overseas Filipino Worker)
• Contract / Certificate of Employment (COE) authenticated by Philippine Consulate
• Latest Crew Contract and Exit Pass validated by POEA (seaman)
• Proof of monthly remittances for the last 3 months
• Notarized or authenticated Special Power of Attorney (format will be provided by the bank)

If Self-Employed
• Certificate of Business Registration from DTI or SEC, Articles of Partnership or Articles of Incorporation (whichever is applicable)
• Audited Financial Statements for the last 2 years
• DTI Registration
• Income Tax Return w/ Statement of Assets and Liabilities (SAL) for the last 2 years
• Business Background or Company Profile
• List of Trade References (at least 3 names with telephone nos. of major suppliers/customers)
• Bank Statements or Photocopy of passbook for the past 6 months

If Practicing Doctor
• Clinic address/es and schedule

If from Commission
• Vouchers or Bank Statements (last 6 months reflecting commission income)

If from Rental of Properties
• Notarized Rental/Lease Contract (indicating name of tenants and rental amounts with complete addresses of properties being rented)
• Photocopy of Title (TCT/CCT)

If from Transport Business
• DTI Registration/Mayor’s Permit
• LTO OR/CR • LTFRB Franchise
• Latest ITR (BIR Form 1700/1701)
• Latest 6 months bank statements
• 3 years Audited Financial Statement (if registered as corporation)

If earning from Pension
• Certificate of Pension
• Proof/Statement of Account where income is credited
